PARK MODELS

There’s room for the family or group in one of our Colorado River Park Models. All Park Models have views of the Colorado River. They are 1 bedroom with a queen bed, 1 bath, fully furnished kitchen with a full size refrigerator, microwave and coffee pot. Each has a living room with a full size sofa bed and cable television. These cabins have a large loft area with a full size bed to accommodate sleeping for those extra people. Each unit includes a private outdoor BBQ.

RESERVATION POLICIES
Additional People:
All RV Site fees include up to 2 guests. The maximum number of guests in a RV site is six. Additional guests will be subject to a fee of $5.00 per person/per night. For Health and Safety reasons, Park Models cannot accommodate more guests then indicated.
Pet Policy:
(Pets are allowed
in RV Park only)
Total Number of Pets are LIMITED to 2 and if you are bringing pets along, NO aggressive dogs of any size are allowed.
Rental Units:
All Park Models and Motel Rooms have been inventoried. You will be responsible for any missing items or damages to the Rental Unit.
Payment Policy:
A credit card deposit is required on all phone reservations. Advanced payments are always paid by credit card. Any remaining balance may be paid either by cash or credit card upon arrival at the property. By providing a credit card number, you are authorizing us to bill your credit card, including any costs accrued while at the property, and outstanding balances not paid at time of departure.
Cancellation Policy:
Please contact our office, (928) 763-4385, prior to the arrival date to cancel/change reservation. Cancellations for a RV Sites are subject to a minimum $10.00 cancellation fee. In addition, cancellations made within seven (7) days of scheduled check-in are subject to a penalty equal to s one (1) day reservation fee. Cancellations for a Park Model or Motel Room are subject to a minimum $25.00 cancellation fee. In addition, cancellations made within seven (7) days of scheduled check-in are subject to a penalty equal to a one (1) day reservation fee. Please contact the property for cancellations or to make any changes to your reservation. Cancellations must be made prior to the arrival date of your reservation. If cancellations or changes are not made as indicated above, your reservation is subject to a penalty equal to 100% of the total reservation.

Rental Lodging Policies

GENERAL
  1. For the safety of our guests, all persons visiting in the resort must be registered at the office and a visible pass must be in all vehicles. If needed, management reserves the right to move you to another space.
  2. DAY GUEST: All guests must be registered in advance, to identify persons and guest's vehicles using the facilities and that a parking space may be needed. A day use fee is charged.
  3. SWIMMING POOL & JACUZZI: NO LIFEGUARD ON DUTY! Children under the age of 14 must be accompanied and supervised by an adult at all times. Please dry off before entering buildings. Bare feet or wet suits are not allowed in the Clubhouse.
  4. Lost and Found is located in the Office.
  5. Laundry facilities are located in the clubhouse.
  6. Quiet Hours are from 10PM to 7:00AM. Please, use of generators is not permitted at any time.
  7. The speed limit at the resort is 5 M.P.H. Please drive slowly and carefully with-in the park. Children, adults and animals are at play.
  8. For the quite enjoyment and safety of others, off road vehicles shall not be operated within the resort. Motorcycles shall be driven quietly and only to enter and exit the park. Bike riding is allowed within the park, but please obey the 5 M.P.H. speed limit.
  1. Please keep your site clean during your visit and upon departure. Please keep it in your RV or dispose of it in a dumpster; do not leave it sitting out.
  2. Pets are welcome in RV SITES ONLY, although dogs must be kept on a leash at all times when outside of your RV and you must always clean up after them. Pets are not to be left unattended and must be kept in your unit after dark. Please, no aggressive dogs of any breeds. If your dog shows aggression or is disruptive to other dogs and guests, you will be asked to leave the park. Refunds will not be given.
  3. For the safety of our guests, lines of any type are not to be tied to trees, bushes, or any other Colorado River Oasis property. Clothing, towels and other articles are not to be placed on railings and decks. There are retractable clotheslines in all Park Models.
  4. Firearms and fireworks are not permitted.
  5. All wastewater must be disposed of in a sewer connection or at the sanitary dump station. All sewer hoses must have an airtight connection and be sloped to the drain.
  6. Washing of RV or Vehicles, Oil changing or major vehicle work in not permitted on the property. There is a mechanic and a coin-operated car wash within the city.

KITCHENETTE & PARK MODEL RENTALS
  1. Check in time is 3:00 PM.
  2. Checkout time is 11:00 AM. Unless prior agreements have been made for an extension, there will be a full day registration fee charged for occupancy past checkout time.
  3. Cancellation Policy: Cancellations are subject to a minimum $25.00 cancellation fee. In addition, Cancellations made within 7 days of scheduled check-in are subject to a penalty equal to one (1) day’s reservation fee.
  4. Cancellations or early departures do not warrant a refund.
  5. Change Policy: Service charges may apply for changes to your reservation. One change to your reservation is allowed without incurring a service charge; all subsequent changes will be charged $10.00 per change. For cancellation purposes, scheduled check in is considered to be 3:00 pm of the scheduled arrival date. If cancellations or changes are not made as indicated above, your reservation is subject to a penalty equal to 100% of the total reservation.
  6. For Health and Safety reasons, Kitchenettes and Park Models will only accomodate up to four (4) persons.
  7. All Motel Rooms and Park Models linen are furnished and may be exchanged upon request. All rentals receive once a week housekeeping service when rented for seven or more consecutive days.
  8. Wood fires are not permitted. Propane or charcoal fires only are allowed in BBQ’s located outside of Park Models.

THE COLORADO RIVER
  1. Swimming is not recommended. The Colorado River runs on an average of 8 knots.
  2. The boat ramp is limited. Only one vehicle and trailer may use the ramp at a time. All vehicles and trailers must be stored in designated areas.
  3. The dock has limited space. Boats and other watercraft may be tied down for a limit of one hour when space is available so that all will be able to use it.
  4. Use of our launch ramp and dock are for registered guests only. Since the river water level changes, use is at your own risk.
